Location is a bit far in Ratchada soi 10 but there is a shortcut to walk out to Cyber World tower, opposite to the Street. Bad first impression with a Thai lady staff giving bad attitude and unwelcoming tone of voice upon my arrival, but the owner's service mind and great hospitality made up for it. The wow factor came when I entered the room, clean & tidy, totally dust free and nice deco. We will be back again for sure & can highly recommend this place. They are the same owners of Mango 10 House, therefore always have problem with parking at this property. They combine tiny parking spots for 2 properties and people left with handbrake on, so you cant get out. Poor management. Also, there were no drinking water provided on this stay.

None of other reviewers mentioned this was a hostel. I showed up at 6:30 am expecting a hotel with a lobby but it was more like an enclosed porch. No one was there. Simply a whiteboard with instructions to ring a bell and hours of operations starting at 11 am. I was hoping to be able to check in early or at least store luggage there. About an hour later, a woman shows up saying no check-ins until 3pm and said we can leave our belongings in the hall and that it would be safe. Being our first time, we weren’t sure but we didn’t have anything valuable so did it. We spent a good part of the day across the street at The Street, an indoor mall, until it was time to check in. I got my family 2 rooms and we were taken to the first room downstairs near the ‘lobby’ and the other was one the second floor. All rooms are keyless so just uses code. First room was a king deluxe. Modern-ish decor. Toilet and shower are in separate areas. Bed as super hard. Second room was a queen. Strange decor. Bed was super hard and no toilet paper. Since I stayed for only 1 night, I just went to the other room and took one of their rolls. The neighborhood was truly a neighborhood. About a 10 min walk to the street and along the way, you can buy foods from local vendors. Not much around and tight squeeze for cars to come through. While the room was clean. It should be advertised as a hostel and be more upfront with the service staff/check-in expectations.

Quality of room is average, as reviewed by some travellers, cleanliness of the room, quality of bed & pillow, bath towel are areas which the hotel should improve immediately. Owner is kind, helpful and friendly. Location is at local neighbourhood. There is a little mini mart operated by a local next to the hotel. Have to walk about 500m to the main road / 7-11 / Family Mart. Big C, a 24 hours operating shopping mall and a local seafood restaurant is about 1km away. Thailand Cultural Centre MRT Station & Big Dog Cafe is about 1.2km away. Ratchada Rod Fai night market is about 2km away.

Although not in the easiest and prettiest of locations this basic hotel offers excellent value for money. Positives-super fast wifi at 20 mbps in room; hot shower; powerful AC. Negatives-no sound insulation; towels threadbare; bed too hard; odour from pillows. I paid THB 750 per night for 2 nights at Hotels.com

Guest house with basic amenities. Room space is quite limited. Also, there is no daily house keeping. Hence, it is not for fussy travellers or family with small kids. Good things about the guest house: (1) Room rate was cheap. (2) Located nearing to shopping malls and commercial centres, as well as the very famous Ratchada Train Night Market. (3) Easily accessible to public transportation after a short walk out of the guest house area to the main road area. Downsides of the guest house: (1) cleanliness of the room where we stayed was not up to the standard. Towels, pillow covers, bed sheets and blanket covers found with stain spots and hair. Some of them were smelly. I guess they did not really change the cover. The washroom was not really cleaned up, sticky with dirt. Take note that only a few pieces small towels are provided. Bring your own one if possible. (2) It could be quite noisy sometimes during midnight or early morning when there are other guests checking in or out. Noise from people speaking, climbing the staircase, pulling the luggage, opening and closing room doors, etc could be heard clearly in the room. (3) Lack of service staff to respond to guests' enquiry and request. There was no service staff available at the guest house during our stay. (4) The guest house itself is located in a very local Thai residential area. It could be slightly difficult to find. Most of the taxi drivers do not know the place. Use GPS to solve this issue. Route between the guest house and main road is quite dark. Always walk with companions.
